1.0 Introduction: First, for proper assimilation, we must really understand what an Estate is, and who an Estate Surveyor & Valuer (ESV) is, without which the purpose of this article would not be achieved. The word Estate as commonly referred to by the layman is a building or group of buildings used for residential, industrial, and other purposes. This is not totally correct as it only covers just a part of the true definition. The authentic definition globally and formally acceptable is the legal definition in common law, which defines an Estate as the net worth of a person(s), including a corporate entity at any point in time alive or dead. It is the sum of its assets - legal rights, interests and entitlements to property of any kind, less all liabilities at that time.
